Without the need of court proceedings most leases contain forfeiture rights, commercial leases give the landlord the right to terminate a tenant's lease if the tenant has breached their obligation to pay rent.

The lease may be forfeited by peaceable re-entry to the premises, while the property is not occupied i.e. early morning or late at night, changing the locks and displaying notices of forfeiture at the premises.

Proserve provide a complete forfeiture service. The service comprises of attending the premises with our locksmith to gain entry, then making a full inventory of all items in the premises, accompanied by photographic evidence, in case of any dispute. Notices of Forfeiture are placed in prominent positions on the building giving Notice that the locks have been changed and any attempt to enter the premises without the landlord's permission is prohibited.
